ENTITLEMENTS

  • Tentative Tract Map (TTM)/Site Approval
    • We do TTM for the detached and Site Approval for apartments
    • Final Map ready to be recorded.
    • Approval of the map with all the conditions to develop the property
  • General Plan Amendment (GPA) / Zone Change (ZC) as Required
  • By utilizing a Development Agreement (DA) between GID and the local jurisdictions, we specify how to develop the property.
  • California Environmental Quality Act (CEQA)
    • Subject by requirements of various local jurisdictions and the size of the projects, we are obligated to process an Environmental Impact Report (EIR)
    • Mitigated Negative Declaration (MND)
    • Negative Declaration (ND)
  • Specific Plan (SP) and/or Plan Development (PD) for small lots where the Architectural Plans are necessary.
  • GID explores financial instruments to maximize profits and minimize risks.
    • We utilize Community Facility District (CFD) to fund developmental costs and fees by preparing a tax analysis to predict the impact of the development.
    • Moreover, we access a combination of Tax Credits and various Grants to make the low and moderate-income projects viable.
    • We have built infrastructure or transferred land to local governments and received Impact Fee credits in lieu of cash
  • Cost Estimates (CE) outline the various costs associated with the project in order finish the lots through quantity and unit costs. This facilitates the negotiation process to create the most optimal deal with the buyer and increase the residual land value.
